Business Owner's Policy

BOP · Maine

Maine property and liability, bundled the way main street actually buys it.

A Business Owner’s Policy pairs commercial property with general liability in one package built for the retail shop, the office and the restaurant in Maine.

Cennairus is a licensed wholesale insurance broker: retail agents send us the accounts their own markets cannot place, stay the agent of record, and we take each account to the markets on our panel of 145 carriers that write it. Through Cennairus, a Business Owner’s Policy is placed for retail, offices, restaurants, personal-service shops, light contractors working from a shop and small habitational risks. Each market publishes its own eligibility and checks the class first, and larger or higher-hazard accounts often split back into monoline policies. Send the class, the building and the revenue to start.

  • One formproperty and liability underwritten together
  • Eligibility firstclass, square footage, construction, protection class
  • Business incomeusually already inside the package
  • A split, not a nomonoline when the package will not carry it

Why send it here

What an agency actually gets

One submission for both halves

The property schedule and the liability exposure go out on one package submission, so the account is never built twice and the two halves cannot come back on different terms.

Eligibility answered early

Class, square footage, construction, roof and protection class are read before the file goes out, so a risk the package cannot carry is named at the start instead of after it has been shopped.

The account stays yours

Your client, your renewal, your relationship. A licensed broker here works the placement and hands the terms back to you.

How it works

Package eligibility gets decided before the file goes out

01

Send the account

The application package, a prior declarations page, or the few fields in the form beside this.

02

The building gets read, not guessed

Class, square footage, year built, roof age, construction, protection class and revenue come off the documents, along with the class the market will rate the account under. Those decide eligibility, so they are not guessed.

03

We work the placement

A licensed broker takes it to the markets with appetite for the class and comes back with a quote, an underwriting review, or a decline — and says which one it is.

What we read

Off your documents

  • Our document reader has the businessowners section of the application mapped page by page against the official form, and the applicant section with it.
  • Year built, square footage, number of stories and construction type come out as fields, not as a paragraph somebody has to re-read.
  • Prior policies, declarations pages and loss runs are read the same way, so the expiring terms, the property values and the loss history arrive with the account.
When the package does not fit

Why does a package get declined?

  • The class is outside package appetite We split the account into monoline general liability and property rather than handing it back, and we say so early, while the account is still easy to place.
  • The building is the problem, not the business Building age, roof age, wiring, protection class or distance to a hydrant end package eligibility on their own, whatever the business does inside.
  • The values outgrew the form Once total insured value passes what a package carries, the account belongs on a commercial property policy with liability written beside it.

In plain terms

What does a Business Owner’s Policy cover?

  • A BOP answers, in one document, for damage to the business’s own building and contents and for the harm the business does to others while it operates — a kitchen fire, a customer’s fall in the aisle, a pipe that lets go over a weekend.
  • The property side responds on a named-perils or special-form basis, subject to a building limit, a contents limit, the basis they are written on — replacement cost or actual cash value — and usually a coinsurance requirement. The liability side carries the same triggers as a standalone general liability policy.
  • What decides eligibility. Not size. Class of business first, then square footage, construction, building and roof age, protection class, and the revenue each market sets for itself. A ten-person accounting office and a ten-person welding shop are the same headcount and completely different package questions.
  • Business income is usually already in there. Most forms include a base level of business income and extra expense automatically, with higher limits or a longer period of restoration by endorsement. The base amount varies between markets, so read the form being quoted.
  • What the package does not carry. Injuries to the business’s own staff, which is workers’ compensation, every time. Company vehicles, which need commercial auto. A claim that the advice itself was wrong, which is professional liability. Claims by its own employees over hiring, firing or harassment, which is employment practices liability. Cyber, unless a market endorses it onto the package. And flood, and in most forms earthquake, which are excluded from standard property wording and placed separately.
  • When it should stop being a package. Once the total insured value, the class or the loss history passes what a package market will carry, splitting into monoline general liability and commercial property is not a downgrade — it is the account being underwritten properly, and cheaper to do while the account is still clean.

Who buys it: retail stores, salons and personal-service shops; restaurants, cafes and quick-service locations; professional offices; franchise locations under a brand agreement; habitational owners with a handful of small buildings; light contractors who work mostly from a shop.

Worth knowing

How does a BOP compare with the alternatives?

Business Owner’s PolicyMonoline GL + PropertyCommercial Property Only
What it isBoth coverages on one simplified formTwo policies, each underwritten on its ownBuilding and contents, liability placed elsewhere
Who it fitsMain-street classes inside published eligibilityAccounts that outgrew the packageA landlord, a vacant building, or liability that sits elsewhere
What decides itClass, square footage, construction, protection class, revenue — the same facts, once one falls outside appetiteConstruction, occupancy, protection, exposure, total insured value
Key differenceThe package is priced and renewed as one account; the monoline pair moves one policy at a time, which matters the moment half the account becomes hard.

Questions we get

Business Owner’s Policy, answered

Do you place BOP in Maine?

Yes. Maine is one of the states we work. Send the account and it is measured against every market with appetite for it in Maine.

Is a BOP different from buying general liability and property separately?

Yes. Eligibility, pricing and the application are simplified because the two coverages are underwritten together. Larger or higher-hazard accounts often split back into monoline policies.

Which classes qualify for a package?

Retail, offices, restaurants, personal-service shops, light contractors who work from a shop, and small habitational risks. Each market publishes its own eligibility, and class is checked first.

Does a BOP include business income coverage?

Most forms include a base level of business income and extra expense automatically, with higher limits available by endorsement. The base amount varies between markets, so read the form being quoted.

What limits are available?

Limits vary by market and class, and the property side is also governed by the building and contents limits and any coinsurance requirement. Tell us what the lease or the lender asks for.

Can you place an account with prior claims?

Send the loss runs. A water loss or a slip-and-fall does not end a package on its own — frequency, cause and what was fixed matter more. Where the package market passes, we split the account into monoline.

Can cyber or employment practices ride on the package?

Some markets endorse cyber or employment practices onto the package; others require a standalone policy. Both are placed here, and the quote says which.

How is my commission handled?

You keep your commission on business we place for you, reconciled and settled monthly. Your terms are in your agency agreement, not on this page.

Also on the program

BOP is one of the lines on the biBerk program.

Agencies on the Cennairus biBerk program write business owner’s policies on their own producer code with biBerk, a Berkshire Hathaway Company, and quote and bind them in biBerk’s own portal. A different door from this page: the program is an appointment your agency holds; this page is a placement we work for you.
