Commercial Property

Commercial Property · Delaware

Delaware property markets for the buildings a BOP will not take.

Delaware properties with older construction, coastal locations, or high insured values are considered.

Cennairus is a licensed wholesale insurance broker: retail agents send us the accounts their own markets cannot place, stay the agent of record, and we take each account to the markets on our panel of 145 carriers that write it. A commercial property policy insures a building and its contents, underwritten on COPE: construction, occupancy, protection and exposure. Total insured value decides which market takes it, and the valuation basis decides how a loss is paid. Cennairus places the buildings a BOP will not take: send the building, the values and the loss history.

How it works

How do I quote commercial property through Cennairus?

01

Send the building

A statement of values, the expiring declarations page, an inspection report, loss runs — whatever exists.

02

The file gets built around construction, occupancy, protection and exposure

Those four are what a property underwriter reads, and they decide which markets are even worth approaching.

03

We work the placement

A licensed broker takes it to our appointed markets and comes back with a quote, an underwriting review, or a decline.

What we read

Off your documents

  • The reader takes the applicant section of the application, prior policies and declarations pages, binders and loss runs and turns them into the account: named insured, FEIN, locat.
  • The property section of the application is then produced by Cennairus from that account, so the form the market receives is generated from the file rather than retyped from it.
  • What we do not pretend: there is no shortcut for a schedule of values.
When it is hard

We keep working it

  • The building is old, or the roof is Roof age, wiring and plumbing decide more property submissions than the class of business.
  • It is in a wind-exposed county Expect a separate named-storm deductible set as a percentage of the value, and expect the market to ask what the lender will accept.
  • It is vacant or between tenants Standard forms restrict cover badly once a building is unoccupied.
  • The values passed what a package carries Above a package ceiling the account needs a statement of values and a property underwriter.

In plain terms

What does a commercial property policy cover?

  • A commercial property policy answers for physical loss or damage to the buildings, the contents and the business income of the insured — fire, water, wind, theft.
  • COPE is the whole submission.
  • Total insured value sets the market, not the premium. Building, contents and business income together decide which markets can look at it.
  • Valuation, and the coinsurance trap. Insure the building for less than it is worth and a claim is paid short.

Who buys it: landlords and lessors of commercial buildings; owners whose account outgrew a package; manufacturers and warehouses with real values at one location; habitational and mixed-use owners; buildings in coastal and wind-exposed counties; vacant or partly tenanted buildings between uses.
